Southern Metros Lead US in New Home Construction Availability

Homebuilders in the Southeastern United States are expanding inventory as low existing-home supply pushes prospective buyers toward new construction.

Increased residential construction across the Southeastern United States is providing prospective buyers with expanded options as low existing-home inventory continues to constrain the broader national housing market. High mortgage rates have kept many current homeowners from listing their properties, prompting homebuilders to step up development in key metropolitan regions.

Six of the top 10 metropolitan areas for purchasing newly built homes are located in North Carolina and South Carolina. The Charleston-North Charleston, South Carolina, region ranked highest overall, featuring a 24.8% new construction share of market listings and newly built homes priced 12.2% lower on average than existing properties.

The Greenville-Anderson-Greer region in South Carolina and Boise City, Idaho, followed in the national rankings. In Boise, newly constructed homes accounted for 53.4% of total active listings, while carrying a 4.5% price discount relative to existing homes. Other major Southeastern markets with significant builder activity included Charlotte, North Carolina, and Nashville, Tennessee.

Strong inbound population shifts to the Carolinas have spurred homebuilders to accelerate project timelines and offer competitive pricing. Demographic mobility data shows steady migration into the region, driven by lower overall living expenses. In several leading Southern markets, builders are constructing units at prices that match or undercut existing home inventories.

Mid-sized markets outside the South, including Madison, Wisconsin, also registered notable new construction activity. In Madison, new builds represented 30.8% of local market listings, though new homes there commanded a 12.5% price premium over existing properties.
