The tech giant's $50 billion facility in Richland Parish is driving high demand for workforce housing as thousands of construction workers arrive in the rural region.

HOLLY RIDGE, La. — Construction of Meta's largest artificial intelligence data center to date has sparked a major workforce housing boom in northeast Louisiana, as thousands of trade workers enter the traditionally rural region. The multi-year project, located in the unincorporated community of Holly Ridge, is projected to cost $50 billion.

At peak construction, the facility is expected to require more than 7,500 trade workers on-site, followed by approximately 1,000 permanent operational positions. The sudden influx of personnel has strained the existing residential supply in Richland Parish, a historically agricultural community with a sparse population and limited available real estate.

To address the severe housing shortfall, local property owners and developers are rapidly expanding workforce housing facilities, including mobile home parks. Many new rental units in nearby towns are being secured with deposits by trade contractors and electricians before the housing developments are even completed.

Local real estate operators note that the rural area previously saw little market fluctuation due to a persistent lack of housing inventory. However, the scale of the technology investment has shifted regional housing dynamics, turning small agricultural communities into key residential hubs for incoming site workers.

While the data center project has generated mixed reactions among long-time residents regarding local infrastructure impacts and community growth, regional demand for short-term and multi-family housing continues to outpace supply as construction activities accelerate.
