Megaprojects Grab One-Quarter of Nonresidential Construction Spending

Large-scale investments in manufacturing, data centers, and power projects continue to drive nonresidential building activity across the United States.

Megaprojects now account for approximately one out of every four dollars spent on nonresidential construction nationwide, driven by unprecedented capital allocation toward advanced manufacturing, energy infrastructure, and digital infrastructure projects.

Data shows that construction activity remains heavily concentrated in large-scale developments valued at $500 million or more. Key drivers include semiconductor fabrication plants, electric vehicle battery facilities, utility-scale power installations, and expanding data center hubs built to support artificial intelligence workloads.

Conversely, traditional nonresidential segments are experiencing subdued growth. Sector performance across office buildings, standard retail centers, and smaller warehouse developments has moderated as higher interest rates, elevated material costs, and evolving corporate space requirements weigh on private project starts.

Federal funding programs aimed at modernizing national infrastructure are also directing billions into heavy civil engineering projects. Transportation networks, water treatment facilities, and power grid enhancements continue to see steady capital inflows, further accentuating the divergence within the broader construction landscape.

Industry analysts expect the concentration of spending in megaprojects to persist as long-term industrial policies and technology investments move through multi-year buildout phases, maintaining a sharp division between high-performing sectors and legacy commercial real estate.
