Luxury Real Estate Activity Increases Driven by Longevity Features and Cash Purchases

A global market survey reveals that over half of high-end real estate specialists are seeing increased demand for properties valued at $10 million and above.

Demand for ultra-luxury real estate is outpacing the broader housing market, driven by affluent buyers making cash purchases despite higher borrowing costs elsewhere in the residential sector. A global industry survey of high-end property specialists found that 55 percent of respondents handling homes priced at $10 million and above reported an increase in prospective buyers over the past 12 months.

Real estate analysts attribute the segment's strength to stock market gains and expanded property inventory in key regions. Unlike the broader consumer housing market, high-net-worth buyers remain largely unbothered by elevated mortgage rates, sustaining transaction volumes and maintaining solid market confidence.

A prominent trend shaping market preferences is the growing demand for homes designed to support long-term residence and aging in place. Nearly 40 percent of surveyed real estate professionals identified longevity-focused amenities as a rising priority among buyers. Purchasers are increasingly seeking properties equipped with specialized health infrastructure, including cold plunges, saunas, red-light therapy equipment, and advanced air filtration systems.

Geographic preferences continue to favor established luxury hubs and rapidly expanding economic centers. Metropolitan areas such as Miami maintain strong momentum due to ongoing luxury condominium construction and infrastructure investments that continue to draw high-profile individual buyers.

At the same time, regional economic developments are steering high-end capital to specific urban markets. Technology hubs like San Francisco are experiencing renewed residential real estate interest linked to the artificial intelligence sector, while international destinations including Milan attract global buyers seeking favorable market conditions.
