Dual-Branded Hilton Project Secures $70.85 Million Financing for Phoenix Development

    Context from Industry Pulse

The North Phoenix corridor is transitioning into a specialized hub for healthcare and bioscience, anchored by the Mayo Clinic and the ASU Futures Health Center. This shift is driving demand for specific hospitality formats that can support both corporate travelers and medical tourism. The selection of a dual-branded Hilton model reflects a strategic move to capture two distinct market segments—lifestyle and extended stay—within a single footprint. By positioning the hotel near emerging infrastructure like the Discovery Oasis life sciences campus and Brooks Rehabilitation Hospital, developers are aligning with long-term regional growth in specialized service sectors rather than relying solely on traditional seasonal tourism.

According to Lodging Magazine, the newly secured financing consists of a five-year, floating-rate loan. The project, titled Hotel Six Four, Mayo Blvd, will feature a 133-room Tapestry Collection by Hilton and a 124-room Homewood Suites by Hilton. This dual-brand approach is intended to accommodate a wide variety of travelers, ranging from short-term business and leisure visitors to families requiring extended-stay facilities for long-term medical treatments.

As Lodging Magazine reports, the hospitality development is situated in the North Phoenix and North Scottsdale corridor. The site is located less than a mile from the Mayo Clinic campus and provides direct access to Loop 101. The facility will include a full-service restaurant with indoor and patio seating, a craft cocktail bar, a fitness center, and an outdoor pool. Additionally, the property will offer 2,564 square feet of dedicated meeting space and a private dining room.

Lodging Magazine notes that the development is scheduled for completion in 2028. The surrounding area is currently experiencing significant investment, with several major projects underway nearby. These include the Discovery Oasis life sciences campus, a new training facility and headquarters for the Arizona Cardinals, and the Brooks Rehabilitation Hospital, alongside various residential and mixed-use developments.

Major corporate employment centers in the immediate vicinity include American Express, Republic Services, Axon Enterprise, and Discount Tire. The location also offers proximity to established retail and entertainment destinations such as Kierland Commons, Scottsdale Quarter, and Desert Ridge Marketplace. The JLL Hotels and Hospitality team emphasized that the sponsorship team previously executed similar dual-brand Hilton projects within the state, which assisted in securing the institutional financing.

    The Industry Pulse Bottom Line

The $70.85 million loan highlights lender confidence in Phoenix’s healthcare and innovation districts, where dual-branded properties are becoming essential infrastructure to support a diverse mix of medical, corporate, and residential growth.
