The number of high-income households choosing to rent has outpaced homeowner growth, driven by corporate relocations and shifting capital strategies.

Growth in U.S. Millionaire Renters Accelerates as High Earners Shift South

The number of U.S. households earning at least $1 million annually that choose to rent rather than buy grew by 229 percent between 2020 and 2024. Federal demographic data shows that this trend outstripped the 193 percent growth rate recorded among millionaire homeowners during the same period.

While established metropolitan centers such as New York, Los Angeles, and San Francisco maintain the largest total populations of high-earning renters, cities across the American South are reporting the steepest percentage gains. Houston, Texas, alongside Naples and Miami, Florida, recorded some of the highest increases in millionaire tenant households nationwide.

Demographic data indicates that millennials account for nearly half of all millionaire renter households, while Generation Z represents the fastest-growing age bracket within the segment. Elevated residential property prices and evolving lifestyle preferences have encouraged high earners to maintain financial flexibility through leasing.

The geographic shift coincides with corporate headquarters relocations from the West Coast and Northeast to Southern markets. Executive relocations have expanded the high-income tenant pool, as many senior personnel rent residential properties temporarily while navigating local real estate markets or deploying capital into alternative investments.

Other metropolitan areas recording major gains in high-income renters include Seattle, Denver, St. Louis, Dallas, Boston, and Phoenix. Conversely, several secondary markets in the Northeast and California experienced net declines in millionaire tenant populations over the same timeframe.
