TruAmerica Starts First Ground-Up Build as Los Angeles Activity Climbs

    Context from Industry Pulse

The Southern California market is currently defined by a mix of specialized sector growth and institutional shifts. TruAmerica move into ground-up development in Santa Clarita leverages that city status as the fastest-growing municipality in Los Angeles County over the last two decades. While multifamily remains a core focus, the $89 million Newport Beach deal highlights a robust appetite for trophy-level senior housing assets. In San Diego, the rapid leasing of renovated industrial space in Rose Canyon and life sciences activity in Sorrento Mesa suggests that high-spec, modern facilities are still commanding swift absorption despite broader economic fluctuations. These transactions collectively demonstrate a trend toward asset modernization and geographic expansion into high-growth submarkets.

TruAmerica Multifamily has officially broken ground on the River Walk Townhomes in Santa Clarita, as Bisnow reports. This 154-unit residential project represents the firm first foray into ground-up development. Located at 18300 Soledad Canyon Road, the site will eventually host 144 three-bedroom townhomes alongside 10 affordable apartments and roughly 8,500 square feet of retail space. The developer anticipates the first residents will move in by the spring of 2028, with the entire complex slated for completion the following autumn.

In the senior housing sector, JLL Capital Markets facilitated a significant transaction for the Atria Newport Beach. Bisnow notes that Artemis Real Estate acquired the 168-unit luxury community for $89 million from Ventas. The facility will remain under its current branding while JLL assisted in securing acquisition financing through a life insurance provider. Additionally, a joint venture between Harrison Street Asset Management and Harbert Management Corp. is expanding the regional senior living footprint with a new 80-unit project in Pasadena known as The Palmer.

Industrial markets in San Diego also saw heavy movement. Parallel Capital Partners and Long Wharf Capital sold a 72,000-square-foot property in the Rose Canyon submarket to Sukut Real Properties for $26.5 million. This asset was fully renovated in 2025 and reached full occupancy within three months of completion, securing leases with Seasats and Applied Intuition. Furthermore, a net-leased property on Raven Street occupied by Montbleau and Associates traded for $10.2 million to a private investor.

Multifamily investment continues in West Hollywood, where Benedict Canyon Equities purchased two properties on Palm Avenue for $29.9 million. This deal for 72 total units reflects a price of approximately $414,000 per door. On the leasing front, Biora Therapeutics signed for nearly 20,000 square feet at the Elements life sciences campus in Sorrento Mesa, marking the third major lease at that facility within the last six months as reported by Bisnow.

    The Industry Pulse Bottom Line

TruAmerica entry into ground-up construction and the high-valuation trades in senior and industrial sectors indicate that Southern California real estate remains a primary target for institutional capital and strategic development.
