Salesforce Anchors Downtown DC With New Dedicated Innovation Hub Lease
According to reporting from Bisnow, Salesforce has committed to a long-term lease at 1401 New York Ave. NW to establish a specialized tech and events center. The software giant intends to maintain its existing footprint in the District and Virginia while utilizing this new full-floor space to better serve its extensive roster of federal and state government clients.

Context from Industry Pulse
The Salesforce expansion highlights a divergence in the office market where high-credit tenants are doubling down on premier locations even as other sectors struggle. While some firms are opting for office-to-residential conversions to address vacancy, this deal brings Carr Properties' building to nearly full occupancy. The commitment follows a broader trend of institutional players raising billions in opportunistic real estate funds to capitalize on such high-quality assets. Moving forward, the industry should watch how this government-centric investment impacts surrounding retail and transit-oriented developments, particularly as other regional players like Auria and Grassroots Analytics also solidify their East Coast headquarters.
Salesforce has finalized a long-term lease at 1401 New York Ave. NW in downtown Washington, D.C., where it plans to establish a specialized hub for events and interactive technology. According to Bisnow, the software company will occupy a full floor in the 211,000-square-foot building owned by Carr Properties and Barings. The new facility is intended to serve as a meeting point for government and industry leaders, supporting the firm's extensive work with federal and state agencies. Construction is slated to start in late 2026, with an anticipated opening in early 2028. This deal brings the property to a 95% occupancy rate.
In Reston, Virginia, the aerospace and defense firm Auria is launching a new East Coast headquarters at 2000 Edmund Halley Drive. Bisnow reports that the company, which recently formed through multiple mergers, signed for 18,500 square feet in a building owned by Bernstein Management Corp. The relocation, expected to finish by mid-2027, will add 78 jobs to the local economy. Meanwhile, in Chinatown, Grassroots Analytics has secured a 25,000-square-foot lease at Arch Square, a historic redevelopment at 803 Seventh St. NW. The firm will occupy the entire office portion of the project by June.
Development activity is also increasing in the Shaw neighborhood, where Howard University and its partners have broken ground on a 504-unit residential project named Hazel. The development occupies a 1.9-acre site that formerly served as a parking lot for East Towers. As reported by Bisnow, the project received $214.1 million in financing and will feature retail space, a public plaza, and a rooftop pool with a glass bottom. Completion is scheduled for late 2028.
Industrial and entertainment sectors are seeing significant growth as well. In Manassas, the final phase of a 1.2M-square-foot logistics center has begun, with four speculative warehouses expected to be finished by winter 2027. Additionally, local officials in Prince George’s County have approved $130 million in bond financing for a new Sphere entertainment venue at National Harbor. Bisnow indicates that the 6,000-seat facility, a smaller version of the Las Vegas original, is part of a larger incentive package and is projected to open in mid-2030.
The Industry Pulse Bottom Line
Salesforce is proving that the public sector remains a reliable anchor for downtown office demand. This lease suggests that for tech giants, physical proximity to federal agencies is still worth a long-term capital commitment.
