Southern California Industrial Market Sees $3B In Major Portfolio Trades

    Context from Industry Pulse

The Southern California industrial market is navigating a significant recalibration following a period of extreme valuation peaks. Current data shows that Los Angeles asking rents have retreated approximately 30% from their 2023 highs, while the Inland Empire has seen similar downward pressure. This correction is forcing real estate investment trusts like Rexford Industrial to accelerate disposition strategies to manage portfolios acquired at higher prices. However, these declines are creating an entry point for well-capitalized firms like EQT and Kayne Anderson. These entities are utilizing off-market opportunities to acquire scale in a region where long-term rent growth remains a core investment thesis despite short-term volatility in the debt and rental markets.

Institutional capital is flowing back into the Southern California industrial sector as buyers look to capitalize on pricing corrections. According to Bisnow, two significant portfolio sales totaling over $3 billion have recently closed, driven by a combination of motivated sellers and an institutional belief that the market has reached its floor. These transactions are occurring despite ongoing volatility in debt markets and broader macroeconomic uncertainty.

One cornerstone transaction involved Rexford Industrial Realty selling a $1.2 billion portfolio to EQT Real Estate. As Bisnow reports, Rexford recently updated its disposition targets, aiming to sell off between $1.5 billion and $2 billion in assets by the end of 2026. This strategy allows the firm to offload properties, many of which were originally acquired during peak valuation periods, as it reshapes its holdings within the Southern California market.

In another major trade, BKM Capital Partners and Kayne Anderson Real Estate acquired a light industrial portfolio from a Blackstone-owned entity for $1.8 billion. Bisnow notes that 27 of the 51 properties in this acquisition are located in California, with the majority concentrated in the Inland Empire, Los Angeles, and Orange County regions. The seller was reportedly operating under a specific timeframe to divest assets from a closed-end fund.

The current acquisition environment is defined by significant rent adjustments. Data cited by Bisnow indicates that Los Angeles asking rents dropped 4% year-over-year in the third quarter to an average of $1.19 per square foot. This represents a 30% decline from the peak rates recorded in 2023. Similar trends are visible in the Inland Empire, where rents fell from $1.50 per square foot a year ago to approximately $1.08 per square foot.

Brokers involved in these transactions suggest that more large-scale trades are currently in the pipeline. While high borrowing costs have made deal execution more complex, the availability of capital from institutions looking to deploy large sums remains high. These buyers are betting that current discounts represent a rare entry point before fundamental rent growth resumes across the region.

    The Industry Pulse Bottom Line

Large-scale investors are utilizing the current 30% rent correction to acquire Southern California industrial assets at a discount, betting on a fundamental recovery despite high borrowing costs.
